    About Sarah King

Sarah King is the owner & founder of Nerds Guide to FI, a brand centered around teaching people about using real estate to accelerate their path to financial independence. Sarah’s roots in the world of personal finance began with Dave Ramsey— waitressing out of $118k debt with her now ex husband. After paying off that debt, acquiring 5 properties, and having a baby— Sarah’s life took an unexpected turn.

Her marriage crumbled due to drug addiction. Determined to provide a stable future for her daughter, Sarah purchased her first house hack on her daughter’s first birthday. She learned how to no only manage renovations, but also the power of raising private capital. Since 2020, Sarah has acquired 15 units and has furnished 6 midterm rentals, all while working a full time W2 job. By day, Sarah works in the field of genetics as a medical science liaison. When Sarah isn’t spending time with her daughter or golden-doodle named Arthur, she loves spending knowledge about real estate on IG, @nerdsguidetofi.

    What You’ll Learn

In this episode we talk about:

    • Starting a financial Instagram account
    • Why Sarah turned to real estate to help her work toward financial independence faster
    • Scaling past a couple of properties
    • Why an LLC can help gain access to commercial loans
    • What Sarah looks for when investing in properties
    • Using other people’s self-directed IRAs for private party investing
